Our activities
Cortese was founded in 2010 and initiates, structures and manages various real estate products that invest directly or indirectly in sustainable and long-term leased objects in the Netherlands with a focus on healthcare.
Cortese offers you, as a private investor, the opportunity to invest in these funds with an attractive and stable return. Currently, all our funds yield a return of 6 to 7% per year.
In addition to setting up healthcare real estate funds, Cortese also develops medical centers and advises healthcare institutions and primary service providers on housing issues, bank financing and supervises the (re)construction of their real estate.

If you participate in one of our funds, your contribution will be invested in Dutch healthcare real estate. In the Cortese HealthCare funds health centers are purchased with tenants such as general practitioners, pharmacists and physiotherapists.
Past experience has shown that these types of tenants have been solid tenants even in less economic times. The stable rental income is used to pay the fixed interest to the participants in the funds.
Frequently asked Questions
How are Cortese's current HealthCare funds performing?
Cortese has 16 HealthCare funds and approximately € 420 million in real estate under management.
Cortese HealthCare I to VII (7) have been running for years and are all functioning properly, i.e. all health centres are fully let and all income is generated in accordance with the calculation model drawn up in advance.
Cortese HealthCare VIII (8) to X (16) started in 2022. These funds are still too young to make a statement about the financial course.
Since their inception, all funds have paid out an annual fixed interest rate of (on average) 6 to 7%.
Can I get my money back during the term of the bond?
Cortese's bonds are only tradable.
If you want to trade your bond, you can do so in the following ways:
1. You transfer them to your family, acquaintances or friends. After all, you are the best reference for this bond.
2. Your heirs will take over the bonds or request them to be traded.
3. When trading, Cortese can look in its network for you to see if there are investors who would like to take over the bond from you. In principle, Cortese will appeal to the already participating investors of the fund in question. Taking over bonds can be very interesting for them in view of a possibly short remaining term, the fixed interest rate of 5-6% and favorable profit sharing.
