Why invest in care homes
De demand for care homes will take place in the Netherlands in the coming years stronglyThis is partly due to the double grayingNot only is the group of elderly people growing, people are also living longer on average. These demographic developments mean that in the future there will be increasingly more people with chronic conditions such as dementia.
Very promising objects
As a participant, you co-invest in four fully rented, small-scale residential care facilities for the elderly with dementia in South Limburg.

Why healthcare real estate provides a solid foundation
Economically resilient
Healthcare is a basic need. Demand remains stable, even in economically uncertain times.
Long-term leases
Healthcare organizations are location-bound, with lease agreements sometimes lasting as long as 15 to 20 years.
High occupancy rate
Due to a structural shortage, most locations are fully booked, often with waiting lists.

Frequently asked questions from our investors
How does Cortese buy real estate these days?
Cortese can buy interesting healthcare real estate:
- Through correct contacts with brokers and banks. As the investment specialist in healthcare real estate, they know how to reach us easily.
- On the other hand, we closely follow developments in the healthcare real estate market. So we know when it is a good time to make a purchase.
How does Cortese limit the risk?
Cortese invests in healthcare real estate, because this segment has proven itself as a stable sector. Cortese also has many years of experience and expertise within the healthcare real estate investment market.
The medical/care sector is less sensitive to economic cycles. In addition, an extensive due diligence is carried out before the purchase. We also spread the investments over a mix of healthcare real estate and over multiple real estate objects.
The funds in question repay the bank financing annually, which has a favourable effect on the Loan to Value (ratio between equity and debt). We assume that the value of the healthcare real estate remains stable.
You can read more about the risks and how we limit them in the Information Memorandum.
Does Cortese have a proven track record?
Cortese was founded in 2010 and has grown into the largest Dutch investor in healthcare centres. Cortese currently has 13 Cortese HealthCare healthcare real estate funds operational. All these funds perform as expected and pay out according to the pre-established calculation models.
How does Cortese deal with sustainability?
Cortese always strives for suitable current and sustainable objects within its real estate funds. Not only to meet sustainability requirements, but also to keep housing costs (such as energy) as favorable and adequate as possible for its care tenants.
We always try to purchase healthcare real estate with energy label A or, if interesting, we purchase healthcare real estate, where we can create added value and better sustainability through improvements after purchase. Making healthcare real estate more sustainable and improving energy values can be done, for example, by insulation, installing solar panels, replacing light fixtures with LEDs or modernizing installations.
Let on! An investment in the Fund is not a sustainable investment within the meaning of the Sustainability Information Regulation. The Fund does not aim to provide a sustainable investment or to promote any environmental or social features.
Why does Cortese not have an AFM permit for managers?
The Cortese HealthCare funds are not an investment institution and no AFM license from the Netherlands Authority for the Financial Markets (AFM) is required for these activities/offers. The Information Memorandum is formally not subject to approval by the AFM, as the offered Healthcare Bonds can only be acquired if an investor with a counterpart of at least € 100.000 participates or an offer is made to fewer than 150 (legal) persons.
