On October 6, 2021, Cortese Capital Management purchased a health center for its real estate fund Cortese HealthCare VI BV. The seller of the property is the developer LPM Development BV.
The building is located at Herenwaard 30 – 40 in Rotterdam and has more than 2.600 m2 of rentable floor space. Approximately half is currently leased to an eye clinic on a long-term basis and the other half is intended for a new primary health care center. This will be completed in the coming months and various healthcare parties will be housed in this new center.
Rémy Voskamp, founder of Cortese Capital: 'The building on Herenwaard is located in a strategic and easily accessible location in the IJsselmonde district of Rotterdam, close to all amenities. The current times require immediately accessible and accurate care and with this center we can provide this. There is a lot of demand for good care spaces and we will design this center together with the care providers in the area. The combination with the ophthalmological care already available in the building is an absolute advantage.
The demand from our investors for our healthcare products also remains high and we will continue to invest in healthcare real estate. We also expect significant growth in our investment volume next year.'
Cortese has been involved in initiating, structuring and managing real estate funds that invest directly in sustainable and long-term leased properties in the Netherlands with a focus on primary care for more than ten years.
Cortese HealthCare VI is now the sixth healthcare real estate fund to have successfully closed in the past three years. The fund invests in various primary and secondary health centers. Financing is provided by a renowned Dutch bank.
In this purchasing process, Cortese collaborated with Westerdok Notariaat and Triatact Zorgadviseurs. Triatact will manage this care center, just like the other Cortese investment properties.
