Cortese was founded in 2010 and initiates, structures and manages various real estate products that invest directly or indirectly in sustainable and long-term rental properties in the Netherlands.
Cortese has the expertise and experience in commercial, legal, financial/banking, tax and technical areas. We also have an extensive network for the purchase and sale of real estate as well as equity funding.
What we do
In addition to setting up healthcare real estate funds, Cortese also develops medical centers and advises healthcare institutions and primary service providers on housing issues, bank financing and supervises the (re)construction of their real estate.

Our activities
Fund management
Cortese mainly focuses on high-quality real estate objects in order to offer attractive and distinctive investment products. The exit strategy and any alternative uses are taken into account.
Each fund is designed to take into account the specific requirements of our investors. Elements such as financing options, entry and exit as well as the duration of the fund are very important. Specific governance rules are also agreed with the investors, so that the policy pursued is monitored.
Early financial commitment in the form of pre-financing or risk-bearing participation is also possible. By entering into partnerships, Cortese can focus on the best products in the market.
Asset management
The management of investment properties in the funds is done by our own people in a proactive manner. This means there is great involvement and tight control over the assets.
Cortese also provides asset management for third parties as a full-service service provider. We use our years of real estate experience to do this. We think along with the tenants and represent the interests of our client.
As an independent asset manager, we take care of all commercial, technical and administrative facets within your portfolio.
Project development
Cortese Development is a business unit entirely focused on (primary) care and develops healthcare real estate, possibly combined with residential, work and other social real estate.
Cortese Development can offer the entire process, both from the individual initiative phase (project development) and from existing objects that have been found suitable for this and for which tenants are still being sought. In addition, Cortese advises healthcare institutions and primary service providers on housing issues, banking financing and supervises the (re)construction of their real estate. Providing equity is also possible.
