September 1, 2025 – The Cortese HealthCare XIV fund of Cortese Capital Management BV has been successfully subscribed. Primary healthcare centers have been acquired in this fund.
The fund has purchased properties with medical tenants such as pharmacies, doctor's posts, physiotherapists, etc. The total fund investment amounts to € 17.341.133. The issuing institution Cortese HealthCare XIV has successfully placed the entire bond capital.
Status: the fund received considerable interest in the total of 385 bonds of € 25.000 each (minimum purchase of 4) and is fully subscribed. The fund is therefore closed.

Cortese Care Homes Fund I successfully completed
March 2023 – The Cortese Care Homes Fund I of Cortese Capital Management BV has been successfully filled. Four objects have been purchased in this fund.
The objects purchased in the fund will be completely renovated and converted into sustainable residential care complexes for people with dementia. The objects are all located in South Limburg. The total fund investment is € 41.713.440.

August 1, 2022 – The Cortese HealthCare VIII fund of Cortese Capital Management BV has been successfully filled. This fund purchases healthcare-related real estate, including health centers.

The Cortese HealthCare I fund of Cortese Capital Management BV has been successfully completed. This fund is aimed at primary health centers.
The fund has three properties with tenants such as pharmacists, doctor's offices, physiotherapists, etc. The health centers are located in medium-sized cities in the Randstad with a total capital of €5.100.000. Features of this proposition are: 6% fixed interest payment per year, term of 7 years with sales profit sharing. With Cortese HealthCare I, Cortese Capital Management BV has successfully raised the necessary participation capital from Dutch and several foreign private investors.
Status: the fund received considerable interest in a total of 124 bonds of €20.000 each and has now been fully subscribed. The fund is therefore closed.
550 rental properties (Utrecht)
Cortese manages a transformation project, where an existing office is converted into 550 rental homes. The project is located on Jan van Foreeststraat in Utrecht.
Status: construction started in the first quarter of 2017 and the 550 rental homes were completed in 2018.
De Groote Wielen Health Center (Rosmalen)
Cortese selected and purchased an existing health center for an investor in 2016. The health center was developed by a project developer and was owned by a housing association.
The health center houses two general practices, a pharmacy, a dentist, a physiotherapist, a midwifery practice, speech therapists and psychologists. The total size is approximately 1.520 m² GFA. The health center is located in a new De Groote Wielen district in Rosmalen, near a primary school.
De Groote Wielen is a district of the municipality of 's-Hertogenbosch in the north of Rosmalen. The district consists of several neighborhoods, three of which are currently built on. North of the Waterplas, two more neighborhoods will be realized in the coming years until 2020: Lanen and Centrum van De Groote Wielen. In the subsequent period, the part northeast of the district will also be developed.
Status: fully installed.
Plan development 510 temporary social rental homes and 7 Skaeve Huse in Overtuin in Leidsche Rijn (Utrecht)
Cortese, together with Prevenda, a temporary housing provider, started and designed the development plan of 510 temporary social rental homes and 7 Skaeve Huse in Overtuin in Leidsche Rijn Utrecht.
The studios are intended for temporary housing for young people. There is also space available for other age categories, such as people who need housing from the corporations as status holders and people who are leaving social care.
The construction and development of so-called 'Skaeve Huse' homes is new to Utrecht.
They are intended for people who need a low-stimulus living environment. The residents receive intensive guidance. In addition to the 7 Skaeve Huse, there is an eighth home for the supervisors. The 7 homes were already put into use in April 2017.
Status: the entire development plan has been successfully sold to two housing associations, namely: Mitros and Portaal.
Secondary school with additional care needs in Drostenburg (Amsterdam)
Cortese built and realized a secondary school in 2016 and 2017 on behalf of the municipality of Amsterdam and the Orion Foundation.
The school will be put into use from September 2017. The surface of the school is approximately 3.700 m². It is a sustainable building using solar panels.
Status: fully developed and sold.
Drostenburg Health Center in Venserpolder (Amsterdam)
In 2016, Cortese developed a new health center for a group of investors and placed it with several investors. The health center is a newly developed center of approximately 1.200 m² GLA.
The health center houses a general practitioner, a pharmacy, a physiotherapist, a midwifery practice and psychologists. The health center will replace the outdated Venserpolder health center of the Gazo foundation. In addition to the health center, Cortese has also built and delivered a secondary school for children with additional learning and/or care needs to the Orion foundation.
Status: this fund is fully placed and under management. Delivery took place in August 2017.
Project Buitenduyn, 8 large luxury holiday homes with care functions (Ameland)
Cortese, together with a holiday home operator, purchased a plot of land on Ameland located in the municipality of Ballum measuring approximately 67 ares and developed a plan to realize a new luxury group accommodation there.
The accommodation consists of 8 terraced houses, each of which is equipped with special facilities so that it can also be used by people with reduced mobility and/or people who require intensive care.
The location is located on the west side of the island of Ameland.
Status: this development project was sold in 2016.
Health Center Utrecht-Oost (Utrecht)
Cortese purchased a new health center in 2010 together with several investors. The health center was developed by a project developer from Utrecht.
In addition to two general practices and a physiology and midwifery practice, the health center also houses speech therapists, psychologists and a dietician. The total size is approximately 1.690 m² GFA. The health center is located over two buildings with a lockable courtyard in the Oudwijk district of Utrecht. The health center is located in an old primary school building, which has been completely renovated.
Status: fully installed and sold.
