Which funds can I participate in?
Cortese Care Homes Fund I is open for registration.
All Cortese HealthCare funds are fully subscribed. Cortese is in ongoing discussions with owners of existing and newly developed health centers about acquiring these centers for new real estate funds. Are you interested in our new funds? Then you can register on our website sign up for our newsletter with advance announcements of new funds.
I want to register. How does that work?
You can register by leaving your contact details via our contact form. We will then contact you to provide you with further information. You will then receive the required documents by e-mail or by post.
You will be regarded as a participant as soon as your fully completed and signed registration form and associated documents are in our possession and your investment amount has been credited to the fund account.
How are Cortese's existing funds running?
Cortese has 8 HealthCare funds. Cortese HealthCare I, II and III have been running for several years and are all functioning properly, which means that all 11 health centers are fully rented and all income is generated in accordance with the calculation model drawn up in advance at the time.
Cortese HealthCare IV and V started in 2020. These funds are still a bit too young to be able to make a statement about the financial development. Cortese HealthCare VI and VII started in 2021. Cortese HealthCare VIII started in 2022. CHC VII and VIII are in the process of purchasing the property.
How do Cortese funds perform during the Corona crisis?
Cortese invests in health centers with tenants from the healthcare sector. This includes core tenants such as general practitioners and pharmacists, but also physiotherapists. The core tenants in particular are keeping their heads above water and are very busy due to the current demand for care. The other tenants, such as physiotherapists, must adapt to the new situation. In many cases, our tenants are very inventive and, for example, provide treatments via online sessions.
Where problems arise, the government provides sufficient support and health insurers are prepared to assist where necessary. All in all, the rental arrears due to this crisis are less than 1% of the total rental portfolio of the HealthCare funds.
Can I get my money back during the term of the bond?
Cortese's bonds are only tradable.
Marketability stands or falls with the quality of a product. If something runs well or works well, it is often attractive and popular. If this is not the case, the product will also be more difficult to market.
You invest in health centers at Cortese and you have to ask yourself how attractive this could be.
If you want to trade your bond, you can do so in the following ways:
1. You transfer them to your family, acquaintances or friends. After all, you are the best reference for this bond.
2. Your heirs will take over the bonds or request them to be traded.
3. When trading, Cortese can look in its network for you to see if there are investors who would like to take over the bonds from you.
If Cortese uses its network for you, it will in principle contact the already participating investors of the relevant fund to see if they would like to take over the bond from you. Taking over bonds can be very interesting for them in view of a possibly short remaining term, the fixed interest rate of 6% and favorable profit sharing.
